The future of hotel design after COVID-19

The global pandemic halted travel in the short term, but its effects are going to last into the foreseeable future — and possibly forever. Hotel designers and architects are reworking existing projects and starting new ones with a focus on social distancing and contact-free systems. That means we can expect to see fundamental changes to hotels' meeting spaces, lobbies, guest rooms, and food and beverage options. The name of the game, hospitality designers say, is flexibility. They're working to create spaces that can evolve with the realities of public health as well as with the needs and preferences of guests. And while these concepts are designed with an eye on the future, even a vaccine isn't likely to derail some of the changes now in place.

Talking about the trends, I would say that one of the first ones is the true local experience. This also is a threat to hotels because many tourists use Airbnb. One reason for this might be because it is more affordable but also because it gives you an opportunity to experience an authentic way of life in the location you are visiting. Hotels need to be really creative to catch up with this trend. The other day I had a friend traveling from Moscow to St. Petersburg for a weekend and she booked an apartment with her family for an actually much higher price than a hotel. When I asked: “Why?” She responded: “We wanted to feel living in an apartment in the city center and experience the life of the locals.” I am not a huge fan of Airbnb, but I tried it when traveling to Vienna once and, to be honest, that was a great local experience.

In parallel with the growth of the tourism sector in Yerevan, the hotel industry is undergoing interesting changes as well. Hotels are being built both in the capital and the regional tourism destinations. Though hotel construction, recently, responds to decentralized (regional) tourism policies, Yerevan still maintains a leading position and brand-new hotels continue to grow in the capital, including the international hotel chains. It is noteworthy that more than a third of hotels in Armenia is located in the capital. Especially in the midst of the high season, the hotels are often overcrowded.

You need to bring out the best in yourself and be a very good concierge. But the most important thing is to be a good person. Because if you are a good person, you are better at helping guests, and you will be flawless in this service.

Hotel business as a real estate investment is one of the most long-term ones. If you invest the same amount of money into building a business center, you would get Return of Investment (ROI) faster. However, from my point of view, the hotel business is more valuable in the long-term perspective; its image and constantly growing asset represent a great interest for every investor. I am sure the hotel brand is also very important for a successful hotel. I think, on average, 15-20 years are required to get to ROI.
